Exclusive luxury home in SussexPlot and Location

The site for Fig Tree House is in a Surrey village. This was a fine plot of land with an existing property that had been allowed to fall into a state of disrepair. It was therefore considered uneconomical to repair the property and therefore a planning application was made for demolition and production of a new building. As this is Greenbelt territory, a number of conditions needed to be adhered to and after considerable negotiation with the Local Planning Authority a satisfactory planning approval was achieved.

It was considered necessary to design a building which had spacious accommodation that would allow for the activities required by a modern day family. This included consideration of forming a large family room with interesting design features such as exposed oak beams. Care was also taken to design the kitchen/breakfast room layout, which allowed for a spacious environment with an utility room running off from this area with an external door to the rear garden. The design was such that the overall appearance fitted in with the local environment as a cottage style dwelling. Two inglenook fireplaces were constructed incorporating mature oak beam bressimers. The heating system was designed to provide underfloor heating throughout the building giving a very good comfort level together with continuous hot water supply to the four bathrooms.

The construction of the above property was formed using conventional foundations as the detailed subsoil investigation proved that the load bearing characteristics of the soil were sufficient to adopt a conventional solution. The walls up to first floor were constructed in brick and block with a pre-cast concrete ground and first floor slab and then above this, the building was timber framed and faced externally with hand made tiles. The roof also had the benefit of hand made tiles and all the windows were constructed using timber to fit in with the environment. Finishes were to a high standard including natural limestone to a large area of the ground floor. Other sections were screeded with carpet finish. The kitchen was purpose made hand-built with solid wood doors and granite worktops. To improve security, radio controlled wrought iron gates were installed with two metre high brick walls around the external perimeter of the site to match up with those existing.
